  • Scan my deal-news sources from the last [24 hours / week]: [LIST YOUR SOURCES — e.g. a newsletter that lands in my Outlook, a publication, a broker blast]. Pull only items relevant to [CRE development, refinancings with capital-stack gaps, the property types I cover]. For each, give me: the project/sponsor, location, the capital need, and why C-PACE could fit. Rank by how actionable they are for outreach this week.

  • Help me build my deal-monitoring template. Ask me for: (1) the sources I want watched and whether each arrives in my Outlook or lives on the web, (2) the deal types and topics I want extracted, and (3) the cadence I want (every morning, Mondays, etc.). Then save it as a reusable setup I can run - or that we can turn into a recurring scheduled summary.

  • Here's a deal I saw in the news: [PASTE HEADLINE / SHORT SUMMARY]. Check my HubSpot contacts for any broker or sponsor connected to this deal, market, or sponsor. Tell me who I already know, when I last genuinely interacted with them, and draft a one-line reason to reach out now.

  • Read my recent Sent emails to external contacts only (skip anything to @paceloangroup.com). Sample around 50. Describe my outreach voice: greeting style, sentence length, how direct I am, how I pitch C-PACE, and my sign-off. Save that as my tone profile and use it whenever you draft for me. Focus on tone, not the specific content.

  • I just got back from [CONFERENCE / EVENT]. Here are the people I met and a note on each: [PASTE LIST — name, firm, what we discussed]. Draft a short, condensed follow-up email to each in my voice. Keep them distinct, reference what we actually talked about, and end with a clear next step.

  • Draft a warm re-engagement email in my voice to [CONTACT NAME] at [FIRM]. We last connected about [DEAL / TOPIC]. Keep it short, no guilt about the gap, and give them a reason to reply - a relevant market angle or a new C-PACE proceeds point. Pull any prior context you have from my email or HubSpot.

  • Find the term sheet for [PROJECT NAME] in our Deals folder on SharePoint. Pull: borrower, property address, loan amount, term, interest rate by tranche, origination fee, prepayment schedule, expense deposit, and estimated closing date. If it's a tranche deal, take the funding/table figures from Exhibit C. Lay it out as a clean summary and flag anything still marked TBD or "X".

  • Open the offering memorandum for [PROJECT NAME] in the deal's Borrower Provided / Broker Provided folder. Give me: the project description, sources and uses, the pro forma / financial projections, and the sponsor bio and experience. Then tell me where C-PACE could fit in the capital stack and what's missing that I'd need to ask for.

  • Look in the deal folder for [PROJECT NAME] (Due Diligence and Borrower Provided). Compare what's there against a standard C-PACE diligence checklist: appraisal, Phase I ESA, energy audit, executed senior-lender consent, title, and financials. Tell me what's present and what's still outstanding, then draft a short note to the broker requesting the missing items.

  • Look at my HubSpot contacts and find my core clients - the ones tagged Core under Contact Priority (contact_priority = "Core") - whose Last Interaction Date is more than 45 days ago. (Use the real Last Interaction Date - genuine replies, calls, or meetings - not generic last-activity.) List them oldest-first with the date and the deal context, and for the top 5 draft a short check-in email in my voice.

  • Give me a snapshot of my deals across the Sales Pipeline and Capital Markets pipelines. Group by stage (New/Potential/Quoted, Term Sheet/Application Sent, Under Application, etc.), show the count and total value per stage, and flag any deal that's been sitting in its stage too long or has no recent activity logged.

  • Before my call on [PROJECT / BORROWER], give me a one-page brief: the HubSpot deal stage and last interaction, the key contacts and their roles, the latest term-sheet terms from the SharePoint deal folder, and any open items. End with three things I should raise on the call.

  • One-time setup. Claude gets read-only access to OneDrive, SharePoint, and Outlook so it can read deal files and learn your outreach voice.

    1. Open claude.ai/customize.The Customize page. Skills, Connectors, and Plugins all live here.
    2. Click Connect your apps, then the + next to Microsoft 365.It's under "Anthropic & Partners." Search "microsoft" if you don't see it.
    3. Sign in with your @paceloangroup.com account and accept the read-only scopes.Revoke any time from the same page.
    4. In a new chat, try: "Find the term sheet for one of my active deals in SharePoint."Real terms back means you're in.
    lock Read-only. Claude can read your files and email, but can't move, delete, share, send, or change anything.
  • Read-only access to deals, contacts, and notes across your Sales Pipeline and Capital Markets pipelines.

    1. From claude.ai/customize, open Connect your apps and search hubspot.Same modal as Microsoft 365. Anthropic & Partners tab.
    2. Click the + next to HubSpot. Sign in and pick the PACE Loan Group account.If you see more than one, make sure to pick PLG.
    3. Accept the scopes HubSpot lists.Claude only sees what you already see in HubSpot.
    4. Try: "Which of my core contacts haven't I interacted with in 45+ days?"Uses your real Last Interaction Date.
    The fields that matter

    Last Interaction Date (last_true_engagement_date) tracks your most recent genuine two-way contact - a real reply, a logged call, or a meeting. It ignores system noise and out-of-office auto-replies, which is why it's the right basis for follow-up and the 45-day core-client rule.

    Contact Priority (contact_priority) is how you flag which contacts are core - the ones tagged Core. That's what scopes the 45-day rule to your real relationships instead of your whole book. Haven't tagged anyone Core yet? That's the first step - Claude can show you who to consider.

    lock Same permissions as your HubSpot login. Claude can't see deals you don't have access to and can't change anything.
  • Claude remembers context between chats - your sources, your voice, your pipeline rules. Tell it once, the next conversation picks up where you left off.

    1. In ChatGPT (if you used it), go to Settings > Personalization > Memory and copy what still matters.Skip anything stale or one-off.
    2. In Claude, open a new chat and type "Remember the following about me and how I work:" then paste.Or drop it into a Project's Custom instructions box so it applies every time.
    Good things to bring over
    • I'm an originator at PACE Loan Group. We do C-PACE financing.
    • I refer to deals by project name plus a broker, lender, or city (e.g. "Clover Leaf Towers - Bronx, NY" or "Mohawk at Wynwood - Nuveen").
    • Draft my outreach in my own voice - sampled from my external sent emails.
    • For follow-up and at-risk contacts, use HubSpot's Last Interaction Date, not last-activity.
    • My core clients - the contacts tagged Core under Contact Priority (contact_priority = "Core") in HubSpot - should be contacted at least every 45 days, measured by Last Interaction Date.
    • For tranche deals, pull funding figures from Exhibit C of the term sheet.
    • My deal-news sources are [list], and I want them scanned [cadence].
